Additionally, Pinnacle is available for periodic advice on specific issues ranging from employee incentive plans, secret shopper reports, to annual budgeting and strategic planning. In Serving As A Lodging Property Owner's Representative, Pinncale's Services Can Include The Following:
- Monitoring the operator's compliance with operating agreements: Including full analysis of the operating agreement clauses, such as fee payment, reporting requirements, staffing levels, and services provided.
- Acting on behalf of the owner in negotiations with the operator to reach consents and approvals under the operating agreement: This can include negotiation of both management contract renewals and new contracts.
- Advising the owner on annual business plans and the annual capital budget presented by the operator, including recommendations for adjustments to the proposals: This requires a review of the property’s current financial statements, budgets and market analysis.
- Conducting monthly meetings with the operator to evaluate financial, marketing and operational goals: Owners meetings will typically include discussion of progress to date on pre-established goals and objectives of the management staff. Ownership may or may not choose to attend the meetings, but Pinnacle will provide monthly summary reports to the owner of these meetings.
- Evaluating insurance, licenses, leases and contracts: As Pinnacle reviews the strategic positioning of the specific hospitality asset, our analysis will include the review of existing and potential contracts that may enhance the property’s strategic positioning.
- Providing centralized accounting services: for owners of more than one property, Pinnacle can provide centralized accounting services to the owner, allowing comparison and an overall perspective of the hospitality investment.
